Thailand Slashes Property Transfer and Mortgage Fees
Thailand has slashed property transfer and mortgage registration fees from 2% and 1% to just 0.01% each for residential and commercial properties valued under 7 million baht, effective through June 2026 for Thai nationals.
On July 1, 2025, Deputy Interior Minister Pornpeerasop Suwanachewee, acting as Interior Minister, announced two ministerial proclamations regarding reduced registration fees for property transfers and mortgages on residential and commercial buildings or land with structures valued below 7 million baht, as well as condominium units meeting Cabinet-approved criteria. Published in the Royal Gazette, these announcements take effect until June 30, 2026. The key provisions reduce property transfer registration fees from 2% to 0.01% and mortgage registration fees from 1% to 0.01% when both transactions are registered simultaneously. These benefits apply to purchases with a transaction price or appraised value not exceeding 7 million baht and mortgage amounts not exceeding 7 million baht, available exclusively to Thai nationals purchasing the properties.
