Hua Hin Lodging Dispute: 300-Baht Guest Fee Explained
Hua Hin officials investigated a rooming house after a tenant complained about a 300-baht overnight guest fee, finding the charge was clearly outlined in the rental contract both parties had signed.
On August 6, 2569, officials from Hua Hin Municipality, including Deputy Administrator Jeerawat Phramani and his team from the legal and environmental divisions, conducted an inspection of a rooming house in the Bo Fai community following social media complaints that tenants were being charged unfairly. A tenant had posted a monthly bill showing an extra 300-baht charge for bringing one guest to stay overnight.
Deputy Administrator Jeerawat said that Municipal Mayor Noppon Wuttikul directed the consumer protection committee to investigate the facts and provide legal guidance within the municipality's authority. Legal Affairs Chief Ruengdej Sithichai confirmed that officials reviewed all building permits and rental contracts, finding that the operator had complete documentation. The team also provided guidance on consumer protection laws, rooming house regulations, public health laws, and related legislation.
Regarding the disputed 300-baht charge for outside guests, investigators found the condition was clearly stated in the rental contract. The landlord explained this was a security measure for residents and had been agreed upon in writing by both parties. The landlord clarified that the term was explained to the tenant, who understood it and continues to reside normally.
