Real Smart Company, along with AI Transformation & Solution and AI-Data Driven Technology firms, conducted social listening and monitoring research from January 30 to June 2025 to track online demand for residential properties across all platforms. Although the real estate market shows signs of cooling, significant numbers of posts seeking to buy and rent homes continue to circulate online. The analysis identified 10 prime locations generating strong buyer interest, split evenly between five condominium areas and five single-family home and townhouse zones.

All ten locations share common advantages: proximity to transport hubs connecting both road and rail networks, plus amenities including shopping malls, hospitals, schools, universities, and employment centers—the primary factors driving online interest.

For condominiums, Rama 9 dominates with 42% of social media mentions, praised for BTS access, convenient commuting, proximity to jobs, and lower prices than central Bangkok. One-bedroom units with gardens and shared green spaces generate the most buzz. Sukhumvit ranks second at 24%, valued for BTS connectivity, employment proximity, and full amenities including meeting rooms and recreation areas. Don Muang claims 3% with affordable pricing and complete facilities; one-bedroom units under 2 million baht attract significant interest. Ekamai (11%) appeals to those near business districts seeking one-bedroom units with full project amenities and green spaces. Vibhavadi Rangsit (9%) attracts buyers via the Red Line, with one-bedroom units under 2 million baht in demand.

For single-family homes and townhouses, Bangna overwhelmingly leads with 75% of mentions, praised for convenient access and complete lifestyle amenities with emphasis on green spaces. Rama 2 ranks second at 9%, attracting those near employment hubs.

No One Above Law in Local Exam Cheating Probe

Parliament's anti-corruption committee is investigating widespread cheating in local government recruitment exams, with plans to revoke fraudulent candidates' qualifications and verify that no cheaters exist in reserve promotion lists.

No One Above Law in Local Exam Cheating Probe
2h ago Khaosod

On July 16, 2569, the Parliament's Committee on Anti-Corruption and Good Governance, chaired by Asapol Sannaitripon (Sisaket MP, Bhum Jai Thai Party), convened to examine state officials' involvement in fraud during local government recruitment exams. Asapol stated that the committee invited four relevant agencies for details on the exam fraud: the Department of Local Administration, the Central Local Government Employee Examination Committee, the Administrative Court Office secretary, and the anti-corruption organization.

The committee will question the examination committee chair about discrepancies in scores and why the committee has not disqualified cheaters despite evidence of fraud. Yesterday's meeting revealed plans to submit all data to the Central Local Government Personnel Administration Committee to revoke the names of fraudulent candidates next week.

Asapol emphasized that if over 5,000 local government employees are revoked and reserves must be promoted, the committee must verify that no cheaters exist in the reserve list. He noted that a complete recheck of all answer sheets and score rankings is necessary. Regarding the answer file flash drive now held by the anti-corruption agency, Asapol said the committee cannot access it directly, as multiple agencies are investigating to obtain facts for the prime minister.

"Whoever commits wrongdoing is not above the law," Asapol said. "Whether they are politicians or officials ranked higher than directors, once violations are found and proven, they must face punishment."

Asapol also noted that conflicting information was provided by the Department of Local Administration and the Civil Service Commission, with the commission reporting interference from the department. The test office director has already provided this information to the anti-corruption agency.

The Department of Foreign Trade reported that export values utilizing FTA benefits in April 2025 totaled $31.77 billion, up 10.19 percent year-on-year, with an 81.41 percent utilization rate of eligible goods. The leading agreements by export value were the ASEAN Trade in Goods Agreement (ATIGA) at $10.62 billion, the ASEAN-China FTA (ACFTA) at $8.51 billion with a 93.03 percent utilization rate, and the ASEAN-India FTA (AIFTA) at $5.01 billion.

Top export categories leveraging FTA benefits included vehicles for freight transport, fresh durian, jewelry made from precious metals, and synthetic rubber blended with natural rubber. Agricultural products accounted for 24.08 percent of total FTA-utilized exports at $7.65 billion, with fresh durian, processed chicken, and tropical fruits leading the way. Industrial products dominated at 75.92 percent of total FTA utilization worth $24.12 billion.

Department Director Arada Fuengtong emphasized that global trade faces structural shifts from geopolitical tensions, trade barriers, and stricter environmental regulations, making FTAs increasingly critical for supply chain security. The department is actively promoting FTA usage among Thai entrepreneurs, particularly SMEs, through nationwide seminars and training programs. In fiscal 2025, the department has already enhanced the capabilities of over 1,400 entrepreneurs to leverage trade benefits and expand into new markets.

Thailand's tekball federation is sending a full-strength contingent to compete at the 20th Asian Games, headlined by world number one and 2025 world champions Nid Supavadee Wongkamchan and Yok Chutathip Kanthadang in women's doubles. The team also includes 2025 world runners-up So Sarasak Thaosin and Tum Jeerat Chanleang in men's doubles, and second-ranked mixed doubles pair Nid Supavadee Wongkamchan and Ton Patpong Detchareun, who are also 2025 world runners-up. The federation says athletes are in peak condition after receiving comprehensive sports science support from Thailand's sports authority.

Tekball makes its debut as a medal sport at the 20th Asian Games, scheduled for September 19 to October 4, 2026, in Nagoya, Aichi Prefecture, Japan. Nations can enter only three of the five event categories—men's singles, women's singles, men's doubles, women's doubles, and mixed doubles—with the exception of the host nation Japan, which can enter all five. Thailand has strategically chosen to compete in men's doubles, women's doubles, and mixed doubles, aiming to win gold in all three events.

Federation Secretary General Rear Admiral Priyaphat Jarulapong said the federation will pursue the three-gold target with full commitment, acknowledging formidable competitors including Japan, Iraq, North Korea, Indonesia, and Myanmar. She noted that while some rules and regulations have been modified, Thai athletes have been adapting well. Training has focused not only on skills, technique, and tactics but also on sports science, with the sports authority providing comprehensive support. Mental conditioning from sports psychology expert Prof. Dr. Suebsai Boonyirobot has been crucial in helping athletes manage pressure and overcome difficult situations. The team is now fully prepared and ready to deliver success at these Asian Games.

Rakchonok Urges Workers to Vote in Social Security Board Election

Rakchonok Srinok urges Thailand's social security fund members to vote in the upcoming board election, warning that low participation could lead to mismanagement of the 3 trillion baht fund and potential collapse within two decades.

Rakchonok Urges Workers to Vote in Social Security Board Election
3h ago Khaosod

On July 16, 2025, at Parliament, Rakchonok Srinok, a Pheu Thai party list MP, spoke about the registration and election for the Social Security Board. Although there are no legal penalties for not voting, she stressed the importance of participating in the election to oversee management of the nearly 3 trillion baht social security fund. Without voter participation, unqualified candidates could be elected, risking wasteful or bizarre spending—such as producing calendars, distributing suits to staff nationwide, or purchasing buildings worth over 7 billion baht when their actual value is only 3 billion baht. She warned that without reform, the fund could collapse within 20 years.

Rakchonok criticized the Social Security Office for spending 300 million baht on the election plus another 30 million baht on publicity, yet providing little practical benefit. She noted that complicated registration procedures and holding the election on Sunday have discouraged participation. When asked about former board member Panas Thailuang's candidacy, she suggested voters choose him only if they want to return to the old, opaque management style. She called on insured workers to register, study candidates' policies carefully, and vote for those with genuine commitment to transparent, sustainable reform that improves benefits for all members.

Woman Reports Five-Year Stalking Campaign by Unknown Man
3h ago Khaosod

A Thai woman identified as Chatchaya Samroengraja, known as Neen, has exposed a relentless five-year stalking campaign by someone she has never met or had any relationship with. The alleged stalker, who uses the social media handle "Oui," has repeatedly sent messages, gifts, letters, and teddy bears to her home, attempted to enter her residence, and followed her to work despite her making clear she does not know him and has filed police reports.

In one lengthy letter, the stalker expressed that he experienced "love at first sight" with Neen, claiming she had reignited his belief in destiny and filled a void in his life. He acknowledged his clumsy attempts at communication through social media and pleaded with her not to block him, asking her to give him a chance and allow time to prove his feelings are genuine. The letter was signed by "Ui" with a crude drawing.

Neen has documented the harassment by photographing gifts and letters sent to her home over the years, along with examples of messages containing excessive familiarity, personal declarations, and references to dreaming about her. She revealed the situation publicly on social media, noting that despite her repeated rejection and legal action, the behavior has only escalated and continued to cause her significant distress and discomfort.

Actor and businessman Win Methawin has earned widespread praise after donating 1.5 million baht to support construction of a physiotherapy building at Mae On Hospital in Chiang Mai province. On July 15, Win appeared at a Nespresso Vertuo World event at Siam Paragon and explained in an interview that he wanted to help remote hospitals improve treatment access.

When asked why he chose physiotherapy, Win said the hospital had built several new structures for outpatient and inpatient care, and the specialized physiotherapy building was notably lacking and critically needed. He confirmed his preference for donating to projects with tangible results that he can verify, explaining that family members photographed the construction site to ensure the funds would be used properly.

Regarding his Souri brand, Win reported the business grew approximately 90 percent last year and currently operates 40 branches with ongoing international expansion discussions. He emphasized the brand's strength lies in product innovation, quality consistency, and strategic collaborations. Win said his ultimate goal is to establish Souri as a global-standard Thai brand capable of competing on the world stage. When asked about personal luxuries like a private jet, he laughed and said he is still saving toward that goal.
