Accelerating data centre investment in Thailand has significantly increased demand for industrial estate land with reliable power supply, especially in the Eastern Economic Corridor, Samut Prakan, and Ayutthaya. Land prices in several industrial estates have jumped more than 50 percent from previous levels, with some plots rising from 3.5–4.0 million baht per rai to 6.0 million baht per rai, or from 4.5–5.5 million baht per rai to 8.0 million baht per rai. High-capacity power-ready land is attracting intense interest from data centre developers.
According to Pattrachai Weevong, Senior Director of Market Research and Communications at Savills Thailand, market monitoring shows that certain plots have 4–5 data centre operators interested and waiting to purchase, reflecting demand exceeding supply of energy-ready land. In the first half of 2025, Savills Thailand found total allocated industrial estate space across Thailand at 216,631 rai, with net available land for sale and lease at approximately 144,736 rai, up 7.39 percent year-on-year and up 1.24 percent from the second half of 2024.
New industrial estate land openings in the first half of 2025 totalled approximately 1,786 rai, mostly in Samut Prakan and the Eastern Economic Corridor, areas with strong infrastructure, utilities, and transport links supported by government investment incentives. These regions remain key targets for production and investment expansion by both domestic and foreign operators. Industrial estate occupancy rates averaged 82.30 percent, indicating continued strong demand for industrial space despite overall market slowdown and investor caution. Prime locations with robust infrastructure and transport connections continue attracting investor interest. Net land sales absorption in the first half of 2025 reached approximately 1,215 rai, slightly lower than the previous period, reflecting market stabilization after strong demand growth, particularly driven by Chinese investor expansion and export-oriented manufacturing.
