Thailand is emerging as one of the most promising data center markets in the Asia-Pacific region, driven by growth in cloud computing and artificial intelligence. According to Nita Atthakaiwalwat, Senior Manager of Data Centre Advisory & Transactions at Cushman & Wakefield Thailand, demand for data centers in Thailand is surging, supported by strong infrastructure, strategic location, geopolitical advantages, skilled labor, and competitive regional development costs. The government is currently refining policies and regulations to sustainably support long-term data center growth without compromising energy security, water resources, or affecting other sectors like agriculture and public services—an approach already being implemented by regional leaders Singapore, Malaysia, and Japan. New policy clarity is expected by year-end.
According to Cushman & Wakefield's Asia Pacific Data Centre Investment report, Thailand has significant potential for additional data center investment, requiring an estimated USD 15.9 billion in infrastructure development between 2026 and 2030. The market is attracting growing interest from hyperscale providers, colocation operators, institutional investors, and lenders seeking growth opportunities beyond traditional markets like Singapore and Malaysia.
A key indicator of Thailand's growth opportunity is the digital infrastructure gap: Thailand has approximately 514,587 people per MW of data center capacity, more than double the Asia-Pacific average of 247,713 people per MW. This shows Thailand has low data center capacity relative to population compared to other regional markets, with substantial room for expansion to meet growing demand from cloud services, AI workloads, and rapidly expanding digital services.
Thailand is classified as an underserved digital infrastructure market in Asia-Pacific, alongside Vietnam, the Philippines, India, and Indonesia. Pre-leasing activity for Thai data centers surged ninefold year-on-year, among the region's strongest growth rates. Energy supply constraints, longer project development timelines, and demand from hyperscale and AI customers are driving operators to secure capacity years in advance—making pre-leasing a critical strategy rather than just a reserve tool.
