Foreign Condo Purchases Drop 8.8% in First Half
Foreign condo purchases dropped 8.8% in unit count during the first half of 2025 as economic slowdown prompted buyers to delay investment decisions, according to Thailand's Government Housing Bank.
The Real Estate Information Center of the Government Housing Bank released an analysis on September 11, 2025, showing that foreign condo transfers nationwide dropped 8.8% in unit count and 1.5% in value during the first half of 2025 compared to the same period last year, reflecting weakening domestic and global economies that have prompted some foreign buyers to delay investment decisions. In the second quarter alone, 3,292 units valued at 14.8 billion baht were transferred, up 1.4% and 20.2% respectively year-on-year, though foreign purchases as a share of all condo transfers declined to 10.2% by unit count and 20% by value. Chinese nationals lead all foreign buyers by both volume and value with an average transaction price of 3.8 million baht per unit and average unit size of 38.2 square meters, followed by Russian, Myanmar, American, Taiwanese, French, British, German, Australian, and Indian buyers. American purchasers command the highest average unit price at 6.6 million baht, while Indian buyers acquire the largest units at an average of 72.1 square meters; across all foreign transfers in the first half of 2025, the average condo price was 4.3 million baht per unit or approximately 98,566 baht per square meter.
