Thai Property Searches Rise But Inquiries Fall 18% in Q3
Thailand's property market showed mixed signals in Q3 2026, with listing views rising nearly 3% but buyer and renter inquiries dropping over 18%. PropertyGuru data reveals consumers are searching more but delaying decisions due to economic uncertainty, debt burdens, and tighter credit. The affordable segment under 3 million baht was hit hardest, while luxury properties above 30 million baht were the only category to grow in both views and leads.
PropertyGuru Thailand revealed that the residential market in Q3 2026 remained in a sluggish phase. Although property listing views on DDproperty increased to 6.46 million, the number of purchase and rental inquiries fell 18.2%, reflecting pressure from the economy, purchasing power, and credit access. Meanwhile, the mid-to-high-end rental market and properties priced at 30 million baht and above continued to expand.
Wittaya Aphurekviraya, Country Manager of PropertyGuru Thailand, part of PropertyGuru Group — a property technology provider and developer of the DDproperty home search platform — disclosed that the overall Thai property market in Q3 2026 still faces challenges from economic conditions and purchasing power. Consumers continue to search for housing information consistently but are taking longer to consider and delaying contact to enter actual buying or rental processes.
DDproperty data from July to September 2026 showed total property listing views at 6.46 million, up 2.99% from the previous quarter, while the number of registered inquiries to buy or rent, or Leads, fell 18.2%, reflecting a "High Search Interest, Low Conversion" condition — high search interest but fewer conversions to contact and transaction decisions.
"Consumers have not disappeared from the market but are increasing caution in decision-making. Many still come to study information, compare prices and locations, but are not yet ready to proceed to the next step because they must assess income, debt burden, and ability to obtain credit, as well as wait for economic clarity or more attractive offers," Wittaya said.
Rental market still has demand but decisions are slowing The rental market continues to show positive interest signals, with rental listing views at 2.75 million, up 10.2% from the previous quarter. However, Leads fell 18.4%, indicating that although consumers still want houses or condominiums for rent, they are more cautious before moving or signing leases.
When segmented by rental price, the mid-to-high-end market showed distinct growth. Residences renting for 30,000-40,000 baht per month saw views rise 22.3%, while the 20,000-30,000 baht per month group increased 13.6%, reflecting that renters with purchasing power remain interested in residences in business districts and locations that meet quality-of-life needs.
Conversely, the segment renting for no more than 10,000 baht per month saw views drop 1.6%, which may reflect that lower-income consumers are not yet ready to move or change residences due to income constraints and living costs.
Homes below 3 million baht face pressure For the sales market, sales listing views stood at 3.71 million, down 1.8% from the previous quarter, while Leads fell 15%, consistent with consumers delaying home purchase decisions to assess economic direction, financial readiness, and loan conditions.
The 1-3 million baht residential market faces particularly heavy pressure, with listing views falling 5.7%, reflecting purchasing power problems and credit access limitations for affordable homebuyers — a group more vulnerable to interest rates, household debt, and living costs than others.
Meanwhile, the 5-10 million baht and 10-30 million baht markets saw views hold steady, while luxury properties priced at 30 million baht and above were the only segment to grow counter-trend, with views up 3.3% and Leads up 1.4%, showing that high-end buyers...
