KTC Extends Transfer Fee Discount to Boost Home Buyers' Liquidity
KTC Credit Card extends a government fee reduction to 0.01% on transfer and mortgage registration for homes under 7 million baht, helping homebuyers preserve cash for post-purchase expenses like furnishings and emergency funds.
KTC Credit Card has extended the government measure reducing transfer registration and mortgage fees to 0.01% for residential properties priced at no more than 7 million baht. Nathsith Sunthraanu, senior marketing executive at Krung Thai Card Public Company Limited, stated that this fee reduction represents substantial cost relief on closing day, particularly for homebuyers who face multiple simultaneous expenses including down payments, home decoration, furniture, appliances, and move-in costs.
"Today, owning a home is not simply purchasing a large asset but executing long-term family financial planning," he said. "Reducing transfer-day costs improves liquidity and enables consumers to allocate more budget toward necessary post-move expenses."
KTC member spending data reveals that middle-to-upper-income buyers remain committed to expenses that enhance long-term quality of life across housing, health, education, and travel. Those earning 50,000 baht monthly or higher, including wealth-segment customers, view residential property as a critical financial goal and a family security asset.
For many families, closing day is not the end of expenses but the beginning of life in a new home. Savings from government measures can be directed toward essential home setup needs or reserved as household emergency funds to strengthen financial security during this period of elevated ongoing costs.

Apishet Suphannarat, a land registration standards expert at the Land Registration Standards Division, noted that the transfer and mortgage fee reduction to 0.01% is a measure that clearly lowers residential property purchase costs. Since these are real expenses incurred at closing that all buyers must budget for in advance, extending the measure reflects government commitment to improving housing access, particularly for those deciding between home or condominium purchases and families with solid income but substantial initial ownership expenses.
