NHA Raises Income Ceiling for Hire-Purchase Housing to 48,700 Baht
The National Housing Authority has raised the monthly income ceiling for its hire-purchase housing loans from 45,700 baht to 48,700 baht. The change, aligned with government policy, aims to help more low- and middle-income households access affordable, quality housing. Since 2020, the NHA has provided over 2.5 billion baht in loans to more than 4,000 borrowers, including vulnerable groups.
The National Housing Authority (NHA) has raised the household income ceiling for hire-purchase housing to a maximum of 48,700 baht per month, opening the door for higher-income households to access quality housing at affordable prices. NHA Governor Thawiphong Wichaidit disclosed that the adjustment follows the policy of the Ministry of Social Development and Human Security (MSDHS), which aims to promote access to quality, affordable, and secure housing for the public, especially low-income earners. The NHA has therefore updated its operating criteria to match current economic conditions and living costs. Data from 2027 shows the target group for hire-purchase/buy schemes has an average income of approximately 34,501–48,700 baht per month per household, prompting the income ceiling increase from 45,700 baht to 48,700 baht per month. This change expands housing access, reduces income restrictions, and supports household homeownership while stimulating the economy. From fiscal years 2020 to 2026 (as of September 2026), the NHA has disbursed housing development loans for low-income earners totaling 2,578.989 million baht, covering 4,047 approved borrowers. These comprise 3,531 general customers and 516 vulnerable clients, including single parents, the elderly, persons with disabilities, caregivers of disabled persons, and children wishing to buy homes in the same projects as their parents. Additionally, applicants rejected by financial institutions can still apply for NHA's low-income housing development loans under the program's criteria, increasing their access to funding and homeownership. "The NHA does not merely build houses; we aim to create opportunities for people to own homes in line with our vision: 'Build Homes, Build Happiness for Sustainable Quality of Life,' focusing on sustainable development of housing, communities, and society," said Thawiphong.
