GH Bank Housing Scheme Attracts 34 Billion Baht in Loan Requests
Thailand's Government Housing Bank reports 11,430 applications worth 34.29 billion baht for the state-backed One House Per Person Plus scheme, reaching 68% of its 50-billion-baht quota within three weeks. The program offers subsidized rates and relaxed income rules for homes up to 3 million baht, aiming to boost homeownership among low- and middle-income earners while stimulating the construction sector.
Government Housing Bank (GH Bank) Managing Director Mathana Ampornpisit disclosed that, as a state financial institution, the bank is fully backing the government and Ministry of Finance policy overseen by Deputy Prime Minister and Finance Minister Pichai Chunhavajira. The policy seeks to create homeownership opportunities with flexible conditions and interest rates matching borrowers' capacity, while driving economic growth through real estate and related businesses under the One House Per Person Plus project.
Since public registration opened on October 15, as of November 1, 2026, more than 11,430 people have registered for loan codes, representing a combined credit line of 34.29 billion baht, or 68% of the total 50-billion-baht allocation. This reflects strong demand for housing loans under the program's terms. The bank will implement the ministry's policy direction through various projects, applying appropriate lending criteria so that qualified citizens can become homeowners.
Mathana emphasized that the core of the project is to prevent income limits and living costs from blocking home ownership. GH Bank therefore adopted the government's One House Per Person Plus scheme for buyers or builders of homes priced up to 3 million baht, easing access for low- and middle-income earners. Borrowers are grouped by income and expense flexibility:
- Flexible-income group: Year 1-2 at 2.80% p.a., Year 3 at 3.50% p.a., Years 4-5 at 4.00% p.a., Years 6-7 at MRR -2.00% p.a., Year 8 onward at MRR -2.00% p.a. Subsidized customers at MRR -0.75% p.a., welfare customers at MRR -1.00% p.a. - Standard-income group: Year 1-2 at 2.60% p.a., Year 3 at 3.40% p.a., Years 4-5 at 4.00% p.a., Years 6-7 at MRR -2.00% p.a., Year 8 onward at MRR -2.00% p.a. Subsidized customers at MRR -0.75% p.a., welfare customers at MRR -1.00% p.a. Loans for residential fixtures and fittings at MRR (current GH Bank MRR 6.145% p.a.). Maximum loan term 40 years; a 1-million-baht loan starts at about 3,600 baht per month.
Beyond household benefits, supporting home purchases and construction links to construction activity, building materials, employment, and housing-related goods and services. One House Per Person Plus is thus a key Ministry of Finance mechanism connecting homeownership opportunities with economic stimulus, with GH Bank as the lead financial institution implementing the policy.
On November 2, 2026, at a government policy follow-up meeting in Udon Thani, Deputy Prime Minister and Finance Minister Pichai Chunhavajira presided over the handover of approved One House Per Person Plus loans to GH Bank customers, reflecting the drive to deliver policy benefits locally and monitor results.
