The Industrial Estate Authority of Thailand (IEAT) announced that the Map Ta Phut deep-sea port development project phase 3, valued at approximately 55.4 billion baht, continues to advance steadily. Phase 1 infrastructure work, including dredging and sea reclamation across 1,000 rai, was completed by Gulf MTP LNG Terminal and handed over to IEAT. Gas terminal construction in section B began on October 15, 2024, and as of September 3, 2025, has reached 33.53% completion, targeting enhanced natural gas handling capacity and energy security. Phase 2 encompasses liquid cargo terminal areas covering 350 rai across sections A and C for energy-related industries. IEAT reviewed the project structure and proposed shifting from a public-private partnership model to direct implementation under the Industrial Estate Authority Act of 1979. Prime Minister Anutin Charnvirakul, as chairman of the Eastern Economic Corridor policy committee, submitted the proposal on July 31, 2025, and it entered the cabinet agenda on September 22, 2025. Smart Park in Rayong, spanning 1,383.76 rai with 621.55 rai of industrial land, has been developed as an intelligent eco-industrial zone for advanced technology industries. All primary infrastructure including roads, water supply, wastewater treatment, electricity, and underground telecommunications systems are complete. Currently, 70.45 rai is leased, 106.37 rai is reserved, and 551.10 rai remains available. IEAT has announced incentive measures including two-year exemptions on land rental and facility maintenance fees to accelerate investment decisions. In the first nine months of 2025, IEAT achieved approximately 6,000 rai in sales and leases nationwide, reflecting strong foreign investment interest, particularly from Europe, China, South Korea, and Japan in data centers, electronics components, agriculture, and food processing. IEAT is accelerating development of an FDI Acceleration Platform integrating Salesforce and AI Agentforce for customer data and sales management, allowing investors to search and compare land plots through a GIS system available in Thai, English, Chinese, and Japanese around the clock. The system links e-PP and SAP to enable rapid, transparent, and secure contracts and permits meeting international standards. IEAT will intensify efforts in the final quarter of 2025 to upgrade industrial estates through technology and international standards while ensuring environmental and community care to support future industrial investment in the Eastern Economic Corridor.
