Layan Beach's limited development space—trapped between national park land, existing resorts, and strict height restrictions—will constrain new construction through 2026, making it Phuket's first area to run out of buildable real estate.
Ask a Phuket estate agent where the islands supply runs out first, and the answer is the northern end of Bang Tao Bay. Layan — the last, quietest stretch of the twelve-kilometre beach — sits pinned between the Sirinat national park headland, resort land held by Trisara and Anantara, and height limits that keep every new building below the tree line. There is, quite simply, nowhere left to sprawl.
