Ayutthaya Home Sales Surge 122% While Phetchaburi Market Slumps
Ayutthaya’s new home sales surged 121.9% in the first half of 2026, driven by industrial‑zone workers, while Saraburi saw an 80.8% increase. In contrast, Prachuap Khiri Khan and Phetchaburi experienced declines, with Phetchaburi’s condo market plunging 81.9% and facing a stock‑clearance period of over 19 years. Infrastructure projects such as the Bangkok–Ayutthaya link and the Thailand–China high‑speed rail could reshape the outlook.
The real estate market in four provinces — Ayutthaya, Saraburi, Prachuap Khiri Khan, and Phetchaburi — is becoming clearer in the first half of 2026, showing each area moving in different directions. Manachai Nimitchawanich, director of the Real Estate Information Center (REIC), said the central region remains strong due to industrial estate expansion and job growth, pushing new home sales up 108.4% year-on-year, while the western market is slowing, with new sales down 25%. Ayutthaya stands out, with new sales jumping 121.9% driven by workers and employees in industrial zones, while total supply fell 5.4% and inventory dropped 12.3% to 7,648 units, expected to clear in about 44 months. In Saraburi, new sales rose 80.8%, led by the housing subdivision market, even though total supply rose 40%; recovering sales improved absorption, with inventory expected to clear in roughly 52 months. Conversely, Prachuap Khiri Khan and Phetchaburi are undergoing a market correction, with new sales falling 33.26% and 45.6% respectively. The concern lies in the condominium segment, where new sales plunged 81.9%. Phetchaburi thus needs close monitoring, as it has 2,235 units remaining and a monthly absorption rate of just 1%, or 0.4% for condos, implying a stock clearance period of around 232 months — over 19 years. However, he noted that infrastructure will be a key variable for the market’s future, including the Bangkok–Ayutthaya link, the Thailand–China high‑speed rail, the M82 motorway, and the southern double‑track railway, which could position Ayutthaya as a “Bangkok Neighbor” and boost the appeal of Cha-am and Hua Hin for second homes and long‑term residents.
