Consumer behavior research identifies three key buyer groups in the Don Muang zone, each with strong purchasing power. The first group, Local Wealth & Relocation (50–60%), comprises established families from Don Muang, Chatuchak, Lik Si, Phaya Thai, and Nonthaburi who want to expand in familiar neighborhoods. The second, High-Earning Professionals & Parents (30–40%), includes airline pilots, senior AOT managers, physicians, business owners, and parents from leading international schools such as Harrow Bangkok and Brighton College Ratchavidi. The third, Regional Wealth (20%), consists of business owners from neighboring central and northern provinces seeking Bangkok property as a legacy asset close to the airport and expressways.
Transport infrastructure—Vibhavadi Rangsit Road, Don Muang Tollway, Sri Rat Expressway, and the Red Line electric train (Bang Sue–Rangsit), now operational—has prompted Bangkok's master plan to rezone the area from light residential (yellow) to medium-density residential (orange), significantly boosting the site's long-term potential.
