REIC Forecasts Land Price Surge Along New Bangkok Rail Lines
REIC predicts a sharp increase in land prices along Bangkok’s new Orange, Pink and Yellow electric rail lines, driven by updated zoning and higher floor‑area ratios. This is expected to stimulate suburban real estate development and help disperse economic activity from the city centre. The Rama 9–Ratchada area and Bang Na–Suvarnabhumi are also forecast to emerge as new business hubs.
REIC Director Mana Nimithwanich said the Bangkok metropolitan real estate market is undergoing a major shift due to the expansion of the electric rail network and updates to the city’s master plan. He warned that land values along the new Orange, Pink and Yellow lines are expected to rise sharply, spurring development in suburban areas. The revised zoning and higher floor‑area ratios will make projects near stations more viable, encouraging condo and low‑rise growth while helping spread economic activity outward from the city centre. He added that Rama 9–Ratchada is poised to become a new central business district (New CBD) and Bang Na–Suvarnabhumi will evolve into an eastern business hub (EBD), decentralising jobs, housing and easing congestion in central Bangkok.
